Every number here comes from our own records: scans run, packets built, and the outcomes buyers report back after their hearing. We publish the reporting rate next to every win rate because buyers who won may be more likely to answer. Past results do not predict yours.

How outcomes are collected
Forty-five days after a county’s deadline we email every buyer one question with four one-tap answers: value lowered, not lowered, still waiting, or didn’t file. If the value was lowered we ask for the final value from the board’s order or the certified roll. Answers are counted in aggregate; a buyer’s county and reduction appear in the recent-outcomes list only if they opt in.
