About

A second opinion on your property tax assessment

Appealmetrics LLC is a Pennsylvania company. We compare the value your county put on your home with comparable homes and recent sales, tell you plainly whether an appeal is worth filing, and, if it is, prepare the packet you file yourself.

What we do

What we do, and what we don’t

  • We read public assessment records and recorded sales, run the same tests an appraisal board uses, and show every number with its source and the date we read it.
  • We say “fair” or “we’d wait” when that is the honest answer, and we don’t sell a packet then.
  • We prepare documents. We don’t file for you, appear at hearings, negotiate with the county, or give legal advice.
  • We never ask for a county login, a Social Security number or a signature.
Money

How we make money

Flat fees only: $49 for a packet, $79 with the hearing kit, $19 a year for Tax Watch. We never take a percentage of your reduction, never sell your address, and never take referral fees from firms. The scan and its full math are free. Pricing · Refund policy

How we check what we publish

  • Sources first. Deadlines, forms, ratios and appeal rules come from the statute, the state revenue department or the county’s own pages, linked beside the fact.
  • Dated. Every number carries the date it was read. When a county publishes new dates, we update the page and the date.
  • Checked by a person. County pages show whether a person has verified the facts, and when. Anything we couldn’t confirm is labelled.
  • Same method for everyone. The formulas on the methodology page are the ones every scan runs; we publish changes with a version number.
  • Corrections. If something is wrong, email help@appealmetrics.com. We fix confirmed errors within two business days and note the change on the page.

Guides and the methodology are written by Appealmetrics Research.
