How to file

How to file in McLean County

  1. Step 1

    File the appeal

Online at mcleanil.seamlessdocs.com with the account number on your notice, or by mailing Form PTAX-230. State the grounds the county recognises.

  2. Step 2 · before the hearing

    Prepare and submit your evidence

Overvaluation must be shown by a preponderance of the evidence; a uniformity (equity) claim needs clear and convincing evidence. The strongest evidence is a recent arm’s-length purchase of your home, or an appraisal as of January 1. Otherwise use at least three comparable sales, or for equity at least three similar nearby homes with their assessments and property record cards, in a grid. Bring a photo of your home and its property record card.

  3. Step 3

    Meet, then hear

An informal review with Township assessor or Supervisor of Assessments comes first; if you decline the offer, the McLean County Board of Review hears the case. Most reductions happen at the first step.

Questions

McLean County questions

When is the McLean County appeal deadline for 2027?

No 2027 date is published yet. The board’s rule: A property owner has 30 days after the publication date shown for their township to file; the county posts each township's publication date, newspaper and filing deadline on its Filing an Assessment Complaint page, and complaints filed late are not heard. Electronic submissions (online form or email) are dated as of the date received; mailed appeals need an official USPS postmark (metered-mail dates are not accepted) or a private carrier receipt; faxes are not accepted. The appeal form and supporting evidence are both required at filing; an appraisal not filed with the complaint may be accepted if received within 14 calendar days of the deadline for residential property (30 for commercial).

How do I appeal my assessment in McLean County?

File online at mcleanil.seamlessdocs.com, or file the PTAX-230 Non-Farm Property Assessment Complaint (McLean County online form) with the McLean County Board of Review, P.O. Box 2400, Bloomington, IL 61702-2400 (office: 115 E. Washington St., Room 101, Bloomington, IL 61701).

Should I talk to the assessor first?

Yes. The township assessor or the McLean County Supervisor of Assessments can fix record errors informally. Still file with the McLean County Board of Review by the deadline: a board complaint is required before any state appeal.

What evidence works best?

A recent arm’s-length purchase of your home or an appraisal as of January 1. Otherwise, at least three comparable sales, or three similar nearby homes with lower assessments, with property record cards and photos.

How do I contact the McLean County Supervisor of Assessments (Assessor)?

Mail: McLean County Board of Review, P.O. Box 2400, Bloomington, IL 61702-2400 (office: 115 E. Washington St., Room 101, Bloomington, IL 61701). Phone: 309-888-5132. Hours and walk-in details: mcleancountyil.gov.

What if the Board of Review says no?

Appeal to the Illinois Property Tax Appeal Board within 30 days of the board’s written decision. There is no fee, and you can file online through PTAB eFile. A lowered value on an owner-occupied home carries over for the rest of the assessment period.
